Canopy South is leading transformational projects in South Omaha, from large-scale housing developments to innovative workforce and economic initiatives. These efforts are creating new opportunities for residents, building community wealth, and driving long-term neighborhood revitalization.

Housing Phases 1 – 5

Phase 1

The first phase of development includes the relocation of 14 households, the demolition of two existing buildings, and the development of 92 high-quality mixed-income housing units. This phase consists of 1, 2, 3, and 5 bedroom units. Canopy South serves as the co-developer along with Brinshore Development. We have secured a 9% Low Income Tax Credit (LIHTC). $35M Total Development Cost. $3.5M Philanthropic Funds.

Phase 2

The second phase of development includes the relocation of ~85 households, the demolition of 14 existing buildings, and the development of 115 high quality mixed- income housing units. This phase consists of 1-6 bedroom units.

Phase 3

The third phase of development includes the relocation of approximately 125 households, the demolition of 16 existing buildings, and the development of 114 high-quality mixed-income housing units.

3030 Upland

This nearly 2-acre vacant site owned by Omaha Housing Authority will be home to multifamily buildings along with townhomes. The estimated development cost is $27,720,000, with $5,000,000 being leveraged from philanthropy. This site will be home to 74 units.

Y Street

This 1 acre vacant site owned by Canopy South will be home to 14 townhomes. Each townhome will have 3 bedrooms and two bathrooms. Estimated development cost is $6,277,000 with $2,640,000 being leveraged from philanthropy.

Arbor Flats

This nearly 2-acre vacant site owned by Omaha Housing Authority will be home to multifamily buildings along with townhomes. The estimated development cost is $22,900,000, with $5,100,000 being leveraged from philanthropy. This site will be home to 55 units.

Community Investment Trust

Canopy South is transforming a vacant mortuary on South 24th Street into a workforce development hub offering career coaching, resume help, adult education, and entrepreneurial support—all accessible in multiple languages. Unique to this project, residents of the surrounding 68107 ZIP code can invest in the commercial property for as little as $10 a month after completing financial literacy training, earning annual dividends from tenant rents. The initiative, aligned with Canopy South’s Economic Vitality pillar, aims to build community wealth, connect residents to upwardly mobile careers, and serve as a first-of-its-kind model for inclusive economic development in Omaha.

North and South Omaha Recovery Grant

In 2023, the Nebraska Legislature established the North and South Omaha Recovery Grant program (NSORG), allocating over $234 million to support economic recovery in communities disproportionately impacted by COVID-19. In response, a coalition of nonprofit and for-profit organizations in South Omaha united to launch a wide range of transformational projects across sectors like healthcare, education, housing, and economic development. Canopy South was selected to lead two major initiatives—Q Street Collaborative ($39M) and Adelante II – 24th Street Collaborative ($25M)—both of which must be completed by December 31, 2027.
